Happy Sunday!

Can you believe that 2017 is almost over?! This year has flown by, with many successes for me and a few failures. It may surprise the people who know me best,but for a the 5 years I have tried setting a few goals for next year. Not to get confused with the “New Year, New Me” nonsense. I like me, I just want her to focus lol! Please Don’t Kill My Vibe!

This has been one of the craziest summers I can remember, and I’m not going to lie I had a very hard time being inspired to write. I think I needed to decide what direction I wanted my blog to go. I told myself in August that I would come back on Labor Day and that passed. I told myself ok, next week that passed. I just wasn’t inspired you know. Then this week I was cleaning  and  “Bitch don’t kill my vibe” came on and that was my answer. I all of a sudden couldn’t stop writing! I saw a Instagram post about how to protect your vibe and it is so true! I want to lead a positive and inspiring life, and this summer taught me a lot about how to tune out the haters and protect my positive vibes. Continue reading

I’m Back!

I am so sorry I had to take the summer off. I felt like I was getting good momentum going with my blogging and then I had to uprightly stop. It has been such a fast/slow crazy summer. I feel like so much happened! I have truly missed this blog but life was a little to crazy. Many lessons learned, love life has been very dramatic, lost a friend and gained a new one, cross trained for a new job. Not to mention all the BBQ’s, concerts and ect. Lots went down! I’m so happy to be back and to share everything from the summer with you all and awesome things to come for the fall and winter!

Time for sunshine, vacation and the lake! I am so excited for it to be summer! This summer I want it to be different. Now that I have my passion project #Terynitup I feel more motived than ever to stay active this summer. I live in Chicago and summer is literally 3 very short months, and it always flies by so fast before I know it, its Labor Day and I wasted the entire summer just working and watching TV. So this summer I want to do a few things:

  1. Roof Top bar. This is all the buzz this summer in Chicago. Lucky for me one of my management teams roof tops were on the hottest list of rooftop bars in Chicago so I have a little bit of an in! I want to go to at least 3 this summer
  2. Hiking at Starve Rock. Starve rock is about 2 hours away from me but has some of the most beautiful views. Its been forever since I have been there and a hike with friends is just what I need this summer.
  3. I want to start Bullet Journaling. I have a new found passion for planning. I actually have 2 planners. One at work and one for home and I sync everything with my google calendar. I will do a entire post about my bullet journal in the fall and how I feel like it has helped me reach my goals.
  4. Family Time! I want to make it my goal to come out to visit my family at least once a week and have dinner with my siblings at least 3 times this summer. Were all so busy so it would be really nice to catch up with them.
  5. Less TV and more READING!

How many times can we watch the same reality shows with the same drama! This summer is all about detoxing my mind of petty drama on tv (and in real life) and sparking a new curiosity through reading. I will still have a few summer shows that I cannot live without like the Shahs of Sunset, Game of Thrones and Million Dollar Listing that I will just record all summer and binge watch on a rainy day.

This year my goal is to read 5 books this summer. I used to love reading as a child and I am trying to get back into the swing of things. Earlier this year I read “The Year of Yes” and I am feeling so inspired by Shonda Rimes. Right now I am really into girl boss books like You Are a Badass by Jen Sincero and I want to read her next book called You Are A Badass At Making Money! I love her writing style. So here is my summer reading list.

Basic Ass Spaghetti

So growing up my mom was like Susie homemaker. I don’t know how she did it. She has a husband and 4 kids, she worked a full time job, somehow came home and would make dinner every night except Friday’s and still managed to have a pound cake in the cake plate. That is a mouth full. Still to this day she always has a bunt/pound cake around. I do aspire to be just like my mom when it comes to cooking. Now that I am an adult I do enjoy cooking! I’m not all that fancy because I am kind of a picky eater, but I am going to share with you my favorite spaghetti recipe! I totally made up this recipes so hopefully it turns out well for you.
Ok raid your pantry and fridge this is what you’ll need:

  • Basic spaghetti sauce
  • Wheat noodles
  • Ground sausage, turkey, beef (whatever you like)
  • 1 sweet onion
  • 1 green bell pepper
  • Garlic
  • Salt
  • Pepper


Ok so you know the drill when it comes to your spaghetti, fill up the pot and boil the water LOL

While that is boiling, I will chop up the onion, and green pepper. I then put it in the separate pan and cook for about 2 min or until the veggies look soft. Then I will put in the ground sausage. I will let all the flavors cook together and by now your kitchen should be smelling amazing!


Once that is all browned and smelling good I will add in that basic sauce, turn down the burner to low.

Next I’m going to add in the noodles! (Side note this recipe also goes well if you sub the noodles for spaghetti squash).  After about 7 minutes I will do ahead and drain the noodles.


Now I am going to go back to my sauce. Its been cooking on low for a few minutes I am going to add in 2 tablespoon of sugar. Yes sugar. I love my spaghetti a little sweeter. Its my secret ingredient that my friends love!

Now all you have to do is serve! Even though this recipe is pretty basic, my friends love it and its so easy for me to throw together and it tastes good every single time.




Financial Smarts = Happiness

There are many parts of life that can make you happy. From your friends and family, work, hobbies. There are lots of ways to live a happy life. One thing that has always been a little stressful is in the areas of finance.

I’m not going to lie. I know nothing about personal finance, but I defiantly know how to spend money. I love shopping. It makes all my worries go away and I can focus on finding the perfect leather skirt or finding cute jeans at Asos.  When I went through a really tough breakup, this was the only thing that made me feel better. So now I have about $5000 worth of credit card debt I need to pay off.

I have really began to put more focus on now that I am in my 30’s is my personal finances. Most people these days are living check to check and I don’t want to be that way anymore. I feel that now that I am in my 30’s it’s so scary not to have any savings in case of an emergency. Without having this debt, I feel that my life would be less stressful. I could walk a little taller knowing that nothing is holding me back in a financial sense. So, the first thing I decided to do is google.

Ok so when you google how to get your personal finances together it’s so overwhelming. There really are so many opinions on the subject how can you figure out which one is right for you. They talk about stocks, bonds, money market accounts etc. I was so overwhelmed and still didn’t have a starting point. Sorry google I gave up on you.

Next I tried to budget on my own. I like budgets, but I couldn’t figure out where exactly I can save money. When your pay is based off commission, it makes it harder. I had everything on a beautiful excel spreadsheet. I needed more help because I couldn’t figure it out.

The next thing I decided to do is talk with my mom.  My mom is probably the smartest woman I know and she’s really lived life. So, I knew that she would be the perfect person to go to. My mom is also the most organized person I know. She whipped out this tub filled with material by this guy Dave Ramsey. She gave me this little index card with 7 baby steps on it.

  1. Get $1000 in an emergency fund as soon as possible.
  2. Pay off debt using debt snowball
  3. 3-6 months of expenses in savings
  4. Invest 15% of household income into a Roth IRA and pre-tax retirement
  5. College funding for children
  6. Pay off home early
  7. Build wealth and give

After I read those steps I felt some relief LOL. I was so happy that I found something to break down everything I needed to do. At the same time I felt a little scared. Can I really do this? $5000 of credit card debt isn’t that much right? All these things started to dominate my thought process. Then I found out there is a class you can take to help you learn about personal finance! YES!!! YASSSS!!!! I felt a huge sense of relief. The class is called Financial Peace University. I suck at self-study I can’t be trusted to complete it. I am so excited to be around people who want to learn about this as much as I do, and have struggled just like me.

Teryn Up Dating

Dating, Dating, Dating! I have had good dates and awful dates! I feel like the older I’ve gotten the easier it has become to date. I believe that is because I am comfortable in my skin and I know what I am looking for in a partner.

Step one: Find a guy

This to some this seems like the hardest part. This is the easiest part to me! Are you putting out single and ready to mingle vibes? Do you smile when that cute guy at the check out is looking at you? If not then start ASAP! No one wants to approach you with that resting bitch face. Once he asks you for your number he will text you asap.

Now I do not agree with playing all those games like don’t text back fast or don’t answer for 2 days. No one has time for all that. I usually will plan when I can go out around if I have a cute outfit already or if I need time to stop at Target to look at tops. LOL.

Step two: Dinner vs Drinks

I used to think that every date must be a sit down dinner followed by drinks and maybe a movie. I am a true believer of follow your instincts. So I no longer want to spend 4 hours on a date if I don’t like him. I prefer drinks. I can dedicate an hour to see if he has good conversation and then maybe we can continue on to dinner. Why waste time and HIS money if you know you don’t like him.  Men are on a budget to so don’t waste his time.

Step 3: The Outfit/Make up / Hair

You should to be comfortable on the date. The last thing you want to do is be uncomfortable in that tight dress and not like him! What a nightmare.  Now that it is summer I like to wear dresses/skirts.  I will usually choose something in a pastel or floral. I love feeling feminine on dates. I think when I feel feminine I put out that energy and the men pull out all the stops for me. Opening doors, pulling out chairs, asking if I’m ok 5000 times.

Men always say they like the “natural look”. Well my “natural look” has foundation, concealer, eyeliner, eyeshadow ect. Did I mention that I always bake my concealer? I don’t really care if they like the “natural look” I do what I want. I LOVE makeup. I love feeling sexy with the perfect red lip or flirty with a bright pink lip. My sisters used to make fun of me because I would wear a “Kardashian look” to work! I just love it.  So wear the makeup that you feel confident.

Now with my hair I am always simple. I usually will wear it in a low bun. I feel like a sign of a confident woman is that she doesn’t hide behind her hair. I love low buns. I also don’t mind showing people who I am.

Step 4: Date Night

Date night is here! Date check. Slayed my outfit, make up and hair check. Ok were ready for the date. On the first date I never allow my date to pick me up. Mostly because I’m like Wendy Williams I believe in the killer and don’t want him to know where I live. Once we have built up a little bit of trust he can know what building I live in. I usually arrive to the date right on time. I think a good sign is if he is already there, he wants to impress you. If hes late, I am not going to lie, I am annoyed, but I don’t let it bother me so much I don’t enjoy the date.  By best pieces of advice are:

  • Pay attention to how he is sitting. Is he mirroring you? Is he sitting toward you? Those are all good signs that hes engaged and wants everyone to know that hes with you.
  • Does he gaze at you? You know that creepy look guys give you when hes deep in thought. That’s another good sign that hes into you.
  • Hows the conversation? Is he cute but dumb? Is he smart, cute and obsessed with himself? Don’t let your physical attraction cloud your judgment. Listen to what he says and remember “If a man shows you who he is believe him”.
  • DON’T HAVE MORE THAN TWO DRINKS! That’s how the killer gets you LOL. Just kidding but you don’t need to be drunk with a stranger.
  • Does he pay for the date? Now I am old school with this one. Friends go dutch, a man that is interested in pursuing you will pay. I had a date once that didn’t pay and then wondered why I wasn’t interested in seeing him further. I explained how I felt about him not paying and he said “I thought this was a meet and greet”. WHAT! ALL DATES ARE MEET AND GREETS! So needless to say we are no longer dating.

To kiss or not to kiss. This is totally up to you. I believe that you should leave him something to look forward to if you plan on going out again.

After the date don’t forget to either text him or call him and say thank you for taking you out. I hate when women say why thank a man for what he is suppose to do. Saying thank you is the simplest way to show apprecation.  That’s everything I do for a 1st date.

So its 6pm, Tuesday evening. Tuesday are usually my Fridays because I usually work the weekends.  Its been a very very long week. All I want to do is eat and get in bed and watch “The Real” and right now I’m really into The Real Housewives of Potomac with some tea, while there giving me the tea.  Usually when I am dead tired I make a quick dinner but since I’ve been meal prepping lately I just have to heat it up!

The first thing I do while in the shower is wash my hair. My hair is natural which is a lot of work LOL! I am truly obsessed with Silk Elements products. The shampoo, conditioner and deep conditioner always leave my hair feeling super soft and moisturized. My personal favorite is the olive oil one but it seems my local Sally’s is out of that one so I will begin ordering it online. I use the entire line, I always recommend their olive oil heat protectant spray to my friends.

I am a believer in aromatherapy! So after a long stressful week I go get my Bath & Body Works  Lavender Vanilla Scrub, Body Wash and Lotion. It smells like heaven. As your using the soap and scrub breathe in deeply and exhale slowly and watch those work day stresses go away.  I usually have a good Itunes playlist going! Currently my fav relaxation playlist is called Mood.

Once I’m out of the shower, I will do  my hair first again. Usually at this point I’m feeling super sleepy and lazy so I will quickly to the L.O.C method (Liquid, Oil, Cream), put my hair in a bun with a little gel and put my hair wrap on. Then I will use the sleep lavender vanilla lotion and it relaxes me even more. I grab my pajamas, a big cheetah print robe, and my memory foam slippers, grab my pizza and wine then fall asleep in the middle of The Housewives of Potomac.

One thing that I forgot is to tell you more about me! I’m Teryn the woman behind Teryn It Up.  I am from Chicago and am technically a middle child. I have 3 sisters and a brother. I come from a big family! I decided to name my blog Teryn It Up because when I was a kid I used to turn two bowls upside down and pretend they were my turn tables. My DJ name was “Teryn It Up”.  LOL!!!

The Makings of a Leasing Professional



I can proudly say my career is in property management.  I never thought I would be in this field for almost 10 years but here I am LOL.  I was in college at Aurora University and I had to take a semester off (I was in college during the recession) so I got a job at the local preschool as a teachers assistant. That’s how I met my best friend. Her mom is a property manager and needed a leasing agent so I interviewed and got the job! Becoming a leasing agent was probably the scariest thing I had ever done in that time in my life. Mind you I wasn’t afraid to move almost 100 miles away from home, making new friends or anything like that.  I also thought that this was going to be temporary. I was going to complete my bachelors in social work and continue on that path.

As leasing agent I was literally the first person people would see when they walked in the door. My desk was in front. The property has 475 units and was half HUD. I didn’t know what I was getting myself into and at the same time it is one of the most thrilling times in my life. Don’t get me wrong there are a lot of logistics to worry about as a leasing agent. I didn’t work at a luxury building at this time it was a C+ and that is being generous.  One thing being a leasing agent has taught me is to always be prepared. When your out on tour you come across everything:

  • Extreme weather. 100 degree days, rain, sleet, snow, polar vortex. Keep an eye on the weather you still have to close that lease
  • Residents! Usually residents are very nice when they see you on tour, but sometimes you get the complainers that don’t care what your doing. I even had one person follow me pretty much the entire tour.
  • The client. Your always wondering if they like you? Are you mentioning everything you need to? Do the hallways reek of marijuana and pee? Ask them questions. This are just a few things that are running through my head.
  • The apartments. When I was at my very first property you had to be prepared to run into anything including roaches. Yes I said it roaches! I had never even see one before I worked there. If you can overcome roaches you can lease anywhere.
  • Paper work, paperwork, paperwork! Working at a property that was half HUD was hard. Shout out to those people who work at a 100% HUD property. When I took my first leasing job I didn’t know that in Illinois you have to hold a valid leasing license. You have to adhere to local, state and federal laws. Its very overwhelming to say the least. The test wasn’t too bad. I’m thinking about getting my broker license next year since it’s the renewal year anyways.

I’m not trying to scare anyone out of wanting to become a leasing agent. I believe that part of the reason I have been so successful at it is I like people. I like talking and connecting with all types of people. Not to mention the more leases you get, the more money you make! $$$ Everyone likes to make money LOL!!

Falling into property management has opened a lot of doors for me and has brought me many successes that I never thought I would have the opportunity to earn. I am still currently in the business and I will be sharing everything I know!
